Andmore refinances $550 million AmericasMart loan, cuts interest costs
ATLANTA — Andmore has refinanced its $550 million loan on AmericasMart Atlanta with a new $580 million, five-year loan that lowers its interest rate and is expected to save approximately $5.5 million annually.
“This refinancing, closed at meaningfully better terms and with additional proceeds to reinvest in the business, is a strong signal of the market’s confidence in AmericasMart and what we’ve built here,” said Robert Klein, chief financial officer at Andmore. “This deepens Andmore’s capacity to invest in our exhibitors, buyers and the experiences we deliver, and we’re particularly excited that the structure includes dedicated capital for our partnership with IHA and The Inspired Home Show, a clear signal of where we see our markets headed.”
The refinancing reduces the interest-rate spread over the Secured Overnight Financing Rate (SOFR) to 2.95 percentage points from 4 percentage points, a 105-basis-point reduction. The additional $30 million in proceeds will cover refinancing costs, general corporate purposes and capital expenditures for Andmore’s eight-year partnership with the International Housewares Assn. (IHA), including the buildout for The Inspired Home Show’s planned debut alongside Winter Atlanta Market in 2028.
Investor demand was strong, with the transaction more than three times oversubscribed, according to Andmore. The commercial mortgage-backed securities (CMBS) transaction was structured by Citigroup Global Markets, BofA Securities, Morgan Stanley and Wells Fargo Securities.
Andmore declined to disclose how much of the additional $30 million is earmarked specifically for the IHA partnership, describing that portion as meaningful while noting the proceeds also cover refinancing costs and other corporate purposes.
The financing comes as Andmore prepares to expand its housewares and tabletop business at AmericasMart. Under the eight-year agreement, The Inspired Home Show will join Winter Atlanta Market beginning in 2028, retaining its name, leadership and signature events while occupying dedicated neighborhoods across three buildings.
Andmore expects the partnership to increase AmericasMart’s housewares and tabletop footprint tenfold. Combined with the market’s existing portfolio of more than 6,000 gift and home brands, the expansion is intended to give buyers a broader cross-category sourcing opportunity in a single trip.
Specific details of the buildout, including planned improvements and the investment required, remain under development. Andmore said planning is in the initial stages, with work underway to determine what will be needed to support a permanent marketplace operating alongside a trade show.
The refinancing provides Andmore with lower borrowing costs and additional capital as it prepares for the 2028 launch. The company has not yet disclosed the specific allocation for the IHA project or detailed the physical improvements planned for the marketplace.
